Panattoni, the world’s largest privately owned industrial developer, has completed work on a major logistics development at Junction 14 of the M1, delivering nearly 800,000 sq ft of sustainable warehouse space. The scheme, known as Panattoni Park Milton Keynes, comprises two high-specification units and represents one of the region’s most significant new logistics hubs.

In a further vote of confidence in the area, Panattoni has also acquired a nearby five-acre site on Yeomans Drive, with plans to develop a 94,025 sq ft speculative unit—Milton Keynes 100—scheduled for completion in the third quarter of 2026.

The newly delivered Panattoni Park scheme includes Unit MK 450 (450,479 sq ft) and Unit MK 345 (344,328 sq ft), offering 18-metre clear internal heights, substantial floor loading capacity and generous service yard provision. MK 450 includes 40 dock-level doors, two level-access doors and 4 MVA of power, while MK 345 offers 28 dock doors, two level-access doors and 2.7 MVA. Together, the two units provide 698 car parking spaces and 233 trailer bays.

Strategically located just minutes from the M1 motorway, the development sits within close reach of central London and both Heathrow and East Midlands airports, placing it firmly within the UK’s logistics ‘Golden Triangle’. The site benefits from a growing local labour pool, with the working-age population expected to rise by 7.8% by 2030.

Both units have been constructed to net-zero carbon standards and have achieved BREEAM “Outstanding” and EPC A ratings. Energy-efficient features include LED lighting, low-carbon concrete, EV-ready infrastructure and rooftop solar panels.

Plans for the adjacent Milton Keynes 100 scheme reflect a similar commitment to sustainability. The new 94,025 sq ft unit will include 12.5-metre clear internal height, a 35-metre yard, nine dock doors and two level-access doors. The building will incorporate 8,127 sq ft of mezzanine office space, 105 car parking bays, 21 HGV spaces and 22 EV charging points. Rainwater harvesting and solar PV will also be included, with construction to meet net-zero carbon standards and target the same BREEAM and EPC credentials as the main park.

Earlier this month, Panattoni welcomed local authorities, agents and stakeholders to a launch event at the completed site, offering tours of the new facilities and a first look at the plans for MK 100. The event underscored ongoing demand for prime logistics space in high-growth locations.

James Watson, Head of Development, Southern England at Panattoni, said: “The completion of Panattoni Park Milton Keynes marks a major milestone in our UK portfolio, delivering exceptional, sustainable logistics space in a key strategic location. With the acquisition of MK 100, we’re continuing our commitment to speculative development in areas of strong occupier demand, supporting regional growth and supply chain resilience.”
